A contact didn't get listings
Why Trevy sends homes for sale only to some contacts, and what decides where it searches.
Updated October 20, 2026
Listing emails are one of the steps in Trevy's flows. When a contact gets a different email at that step, or none at all, it's usually one of the reasons below. For how listing emails work in general, see listing alerts.
New listings is switched off
In Emails → Follow-up emails, New listings has its own switch. While it's off, a buyer's listing step is passed over unsent, and their next email keeps its day.
Listings only go to buyers
Trevy sends homes for sale only to contacts it can tell are buying. That means someone who has:
- asked about or saved a home,
- saved a search,
- been to an open house,
- a buyer tag in Follow Up Boss, such as "Buyer",
- an open buyer deal, or
- been browsing homes on your site.
Someone buying and selling counts as a buyer. For sellers and past clients, browsing alone doesn't count, since sellers look at comparable homes and owners look up what homes like theirs are worth. For a past client, only what they did after buying counts, and a buyer tag doesn't count, since it often outlives the purchase.
At a listing step, everyone else gets something else:
- Sellers and past clients get a market update for their city instead.
- Renters, and contacts Trevy can't place, are asked once what they're looking for. After that they get a market update for their city instead. With Check-ins and notes switched off on the Emails page, Trevy doesn't ask, and they get the market update straight away.
- Agents, lenders and vendors get no follow-up emails at all.
If you know a contact is buying, give them a buyer tag in FUB, or, for a past client, put them in an open deal in a buyer pipeline. See buyers and sellers.
Trevy needs to know where they're shopping
Trevy searches where the contact is shopping, which may not be where they live. It looks, in order, at:
- the city that comes up most among homes they've looked at,
- the city of the search they saved most recently,
- the city on their FUB contact.
With none of these, that step has no listings. Depending on the step, Trevy sends a check-in instead or skips it. Adding a city to the contact in FUB fixes this for their next listing step. For a contact who isn't buying, the market update they get instead also needs the city on their FUB contact.
No homes matched
Trevy aims the search at the prices of homes they've looked at, then their saved search's price range, then the price on their FUB contact. If the search finds nothing, the email skips the homes and asks what they're looking for instead.
Fewer homes than you expected
Every email has to fit in Trevy's custom fields in FUB, so a listing email shows up to five homes, as many as fit: the first few with photos, the rest as short linked lines.
No email at all
